What happened with your CV? . . .
'Thursday November 3, 2011'
In the last K-Talk I discussed the impending release of the new CV’s for Auckland. They are now available on line if you have not received yours in the mail by now. At Kellands we have been interested to see the changes that have occurred and in some cases we are a little perplexed. In a number of cases we have observed that little or no consideration has been applied to sales data on properties that have sold in the past couple of years. While the valuers have used a mass...

The World Cup Semi final last weekend certainly gave us all a great morale boost and the positivity around the city is fantastic. At Kellands, we have loved all the action and the hype while still being busy with our business. On that note, the latest City Council Capital values are due out this month. We will all be interested to know how our property faired during this latest revaluation. As real estate agents and salespeople, CVs can cause both purchasers and owners some angst, as...

Ready to sell and move on to your new life? Spring is often the time that we start thinking about new beginnings, so are you market ready? So often, we meet the unconscious buyer. They are the ones that walk through an open home, fall in love with it and want to buy their new home. Then suddenly there becomes a major dilemma, do they buy now without selling, or risk losing their new home to another purchaser because they either can’t manage the risk, or they are unwilling to do...

Two weeks ago, we debated the effect of the Rugby World Cup on the property market. It was a little bit of “crystal ball gazing”, with the questions on everyone’s lips being, will the market be quiet as everyone is glued to watching the games, or will the tourists decide that New Zealand is a great place to buy and invest? Will the Rugby World Cup have any effect on the real estate market if I sell my property during the Rugby World Cup? At Kellands Real Estate, we would love a crystal ball to assist us with this question, and it is a question that we are being asked several times a week at the moment. I do believe that as part of the tourism promotion of New Zealand, we will get overseas guests considering the option of purchasing a property in New Zealand. This will be...

Is it the right time to buy now? I would say yes, it is the right time to buy. I don’t see values decreasing any further, and there may even be some growth in values. There is some great property to buy, we are heading towards spring and summer, and interest rates are remaining low. There would hardly be a better time to buy. Click below to view the full article:

We welcome the recent news that the development site at Soho Square has finally been sold. I think everyone in Auckland will be pleased to see the end to a large hole in the ground. In K talk a few weeks ago, I discussed the growing "baby boomers" demand for quality apartments in the central city and city fringe suburbs. With virtually no developments coming to the market in the past couple of years, and a number of developers going out of business, we are now seeing a...

'Thursday June 30, 2011'
It is common knowledge amongst real estate agencies that 20% of the salespeople are very successful and those salespeople do 80% of the sales. At Kellands this is not the case, the depth of experience and the quality of our salespeople is reflected in the sales results across the entire team, not just an elite few. Many of our team have been with Kellands for over 10 years, others have come to us after extremely successful careers in other...
